Design Criteria

ASHRAE Zones 1A / 2A

hot-humid

Florida is the hottest and most humid design environment in the country, spanning zones 1A and 2A with essentially no heating season. Latent load runs the design: dehumidification capacity, part-load performance, and positive building pressure decide whether a building stays dry, and undersized latent capacity is the failure we are most often called in to correct.

Plan Review Notes

    Florida does not adopt the International Codes directly. The Florida Building Commission writes an integrated Florida Building Code suite, updated on a three-year cycle, and it is adopted for use statewide without action by local government. Local jurisdictions enforce it and may add technical amendments only under strict statutory conditions, so the code is unusually consistent across the state.

    The enforced edition is the 8th Edition (2023), in force since December 31, 2023, covering the Building, Mechanical, Plumbing, Fuel Gas, Energy Conservation, Accessibility, and Existing Building volumes. Electrical work follows the 2023 National Electrical Code, adopted through Chapter 27 of the Building volume, which puts Florida on a newer NEC than most of the Southeast.

  3. 03

    The next cycle is close. The 9th Edition (2026), built on the 2024 International Codes, is scheduled to take effect December 31, 2026, and permits applied for before that date stay under the 8th Edition. For projects designing through the back half of 2026 that date is a real scheduling input, and we plan submittal timing around it. Every Florida deliverable True Power Systems issues is sealed by a Professional Engineer licensed in the state.

    Florida enforces the Florida Building Code, Mechanical, 8th Edition (2023), which is drawn from the 2021 International Mechanical Code but published by the Florida Building Commission as part of its own integrated code suite rather than adopted as the model code.
